Breza Resort is a stunning collection of luxurious villas and spacious plots, nestled on a gentle hillside in the heart of Breza. Here, you can enjoy breathtaking views and immerse yourself in nature within your own private paradise. On 7 hectares of land, we aimed to create a modern and vibrant neighborhood. We placed 53 villas and designed various leisure zones and facilities to enhance the community experience. To meet the daily needs of Breza Resort's future residents, we included small shops, a bakery, and restaurants. Our vision was to foster a lively social atmosphere where people could gather outside their homes, enjoy a coffee, share a meal, exchange ideas, or simply connect with one another. We divided the leisure zones into two distinct areas: a private zone for activities within the gardens and a public zone for resort-wide activities. To facilitate this, we designed expansive garden areas, providing ample space for various recreational features, including fields and swimming pools. The public activity zone surrounds the villas, following the roadways and incorporating dedicated paths for walking, cycling, and running. Throughout our design process, we carefully considered factors such as safety, security, recreation, orientation, insulation, wind patterns, and views. Based on these parameters, we positioned the villas and crafted their shapes to meet environmental, climatic, and community needs effectively. Breza Resort offers a fantastic selection of accommodation types, featuring three distinct villa designs tailored to meet the diverse needs of families. Each villa boasts private pools and a modern design infused with Bosnian influences, complemented by lush landscaping that seamlessly integrates with the natural surroundings.
